Foreclosure was how I was broken into the business by my mentors, because once you master foreclosures, then you are a master in Real Estate, period.
Just like “if you can play Charlie Parker’s Donna Lea then you’re a badass musician”.

WHAT IS A FORECLOSURE SALE?
A foreclosure sale is an auction where people not paying their mortgage payments lose their homes to the bank or other 3rd party buyer investor like you or me or our competition.
It is held at the courthouse steps and advertised in the legal paper.
I am sure you are familiar with auctions, highest bidder ends up with the property.
Only there are attorneys doing the selling instead of an auctioneer so there is no “auctioneer chant”, it’s relaxed and small.
But because the local legal paper advertises upcoming foreclosures, do your research, and if it makes sense, then GO KNOCK AT THE DOOR and find out what the owner wants to do.
Most will want to save it; it is their home, but some of them will want to sell it and move on.
You make money either way so go knock those doors
But… if you’re going to go knocking doors…

After all… THEY ARE LOSING THEIR HOME in a few days, they will be on the street. It’s the worse time in their lives, LITERALLY.
They are coachable and do exactly as you say…

THEY WANT TO KEEP IT
So therefore you approach from the angle of lending them the money to reinstate their mortgage thus stopping the foreclosure sale TODAY.
ONLY IF THEY SAY THEY RATHER SELL IT WE OFFER BUYING IT
We close before the foreclosure sale so their credit is saved to start over again. With a foreclosure on their credit they will be doomed to shitholes slum apartments to rent.
But… do not under any circumstances offer to buy their home unless they tell you they want to sell it…
And if they want to sell it, offer to rent the house to them untill they get back on their feet.
Hell, if you make a killing on the deal, let them stay in the house for free, I bet you will love the feeling, almost better than sex, lol.
You are there to help them save it, you offer to lend them money.
OTHERWISE KARMA WILL CHEW YOU UP IN LITTLE PIECES

HOW TO BRING IN HOMES IN FORECLOSURES TO BUY
1) Look over the leads you get from a foreclosure lead service or find them in the legal paper.
2) Contact the owner and ask if he wants to keep it (or sell it) as explained in this lesson.
3) If the owner wants to keep it or sell it AND the numbers are close enough, shove it into the funnel and bring it to me.
Find 9 foreclosures as soon as possible and repeat the 3 steps above.
